When you look at today’s housing headlines, you’d think the real estate market is in freefall. Articles are shouting that “prices are falling everywhere” or that the market is on the brink of collapse. But when you dig into the actual data, the story is far more stable — and far more predictable — than the headlines suggest.
This week, I took a deeper look at September’s Case-Shiller numbers, which track home prices across 20 major metro areas. Nationally, home prices increased 1.3%, and while a few markets dipped slightly, the declines were far from dramatic. Tampa led the declines with a 4.4% drop, while others saw less than a 1% shift — essentially a rounding error.
So what’s really going on?
When you overlay these numbers with inventory trends, the picture becomes clear. Inventory follows a remarkably consistent cycle year after year:
- Lowest levels in early winter
- Steady climb into spring and summer
- Peaking around September or October
Every single year, when inventory peaks, prices soften slightly. Buyers have more options, more negotiating room, and sellers must compete more aggressively. This isn’t a sign of a collapsing market — it’s simply the seasonal rhythm of real estate.
Year-over-year numbers confirm this too. Yes, some markets dipped compared to last year, but nothing even close to what sensational headlines are warning about. I even saw one prediction calling for a 50% price crash… and there isnothing in the data even remotely pointing in that direction.
Here in Southern California and Washington state, we’re already seeing inventory decline again — exactly what happens this time of year. As inventory falls, prices typically level off, then begin their slow climb into the new year.
Bottom line:
The market today is behaving exactly like a normal seasonal cycle. No crash indicators. No catastrophic downturn. Just regular, predictable market movement.
If you’re a buyer, seller, or agent navigating the Southern California housing market or looking at relocating to Washington state, understanding these patterns is key. And if you want expert insight into what this means for your next move, I’m here to help.
